Charming Village House with Garden, Pool, and Exceptional Character

No items found.

The house is situated in the historic centre of Mazan and has the advantage of being within walking distance of all the important amenities such as the church, shops, restaurants and schools.

From the outside it looks quite modest, just a simple village house, but there is a surprise waiting ! Hidden from view ia a beautiful restored house, spacious, with a very special walled garden,

rare to find in the centre of a medieval village.

Originally a bakery the house is composed of three separate habitations. The main part comprises a home for the owner and family. But also within the same building there are further two apartments.

The accomodation is as follows: a vaulted main living room and dining room are on the ground floor, with open wood burning fireplace and secluded kitchen area. A provençal spiral staircase leads to the first floor with two double bedrooms with ensuite spacious dressing rooms or office spaces. Bathroom with bath and shower. Small sitting room leading to a large kitchen and dining area. This room leads out to the walled garden and pool and by another door to a glass-covered interior terrace. This area can be accessed by a second straircase and has the advantage of a stannah electric chair lift installed recently.

The second floor is reached by the continuation of the main spiral staircase. It has a large dry loft area. The owner has made a spacious artist's studio on this floor with excellent natural lighting. This could be made into another bedroom.

On the same floor a door leads into a self-contained two-person flat. It has a light and airy ensuite bathroom with shower, leading into the ample bedroom. This in turn leads into a very roomy living room with fitted kitchen unit and views on to the garden and inner courtyard. It has an outside spiral staircase leading to the garden and own entrance to the square behind.

The second apartment is accessed from the street through the garage. A flight of stone steps lead from the garden to its front door passing under an ancient fig tree. This apartment is on two levels, downstairs a very large sitting room with room for sofas around the television , a dinning table plus a breakfast bar and cooking area. This has views onto the walled garden, framed by the village church rising behind.

A large bedroom with ensuite bathroom is reached by a wooden staircase ,this also has magnificent views out over the village rooftops. The smaller flat can be reached from this apartment, two doors and several steps separate the two and they can be used as one unit.

Apart from the living accommodation in the house there is ample storage space. On the ground floor there are three cellar spaces leading from an inner courtyard. From the same space a door leads into a boiler room and then out to the garden, passing by the inner heated swimming pool with its dedicated shower.

This leads also into the long garage space, enough for two cars and room to stock logs. There are is also a private parking space outside the front of the house.

The house is heated by a recently installed heat pump but also has an oil-fueled Veissman boilder. There is also an electric emersion heater for the summer months . The larger flat has an independent electric system for radiators and hot water.

A unique feature of this house is its large walled garden , surprisingly accessed at first floor level. It has a 9 by 3 meter pool and is stocked with well established trees and plants adapted to a dry climate. It has charming view of the village from all aspects.

The house has been lovingly restored and modernised at consecutive stages over 18 years. Always the goal has been to retain the original authentic features of the house.Beams, doors ans windows have been stripped back to their original wood and the old terracotta tiles retained. Where this was not possible , windows have been replaced with exotic wood and double-glazed aluminum frames and appropriate floor tiles.

The house has the potential of being reconfigured differently. For example it could be divided into three separate living spaces with rental possibilities, it would make a unique and charming B&B, perhaps removing the glass roof and opening up the inner veranda to make a courtyard garden. It needs to be seen to conjure up other possibilities....
